Is there a need of insurance

Hello. I am Brad. I have finalized buying a house in which the garage is converted into a small study room for kids. The problem is that the seller has not got the permission regarding this from the housing authority. I was not sure that whether it could create a problem for me or not. So I went to the best Fort Collins Realtor who suggested me to get the house insured. My question is whether I am in need of an indemnity for this? If yes then whom should I contact for the same to get the best services?
