Here is a list of things you can do to get a cheap home, with all costs in mind, from payments on the loan to heating bills and more.

1. Buy in a cheap town.2. Buy the smallest home that meets your needs.3. Buy in warmer climates to save on heating.4. Buy a well-insulated home to save on heating and cooling.5. Compare insurance rates when looking at homes.6. Buy where property taxes are low.7. Find a loan with a low interest rate and low fees and closing costs.8. Make  a low offer.9. Buy a home that won’t need heavy watering of the lawn.10. Have a down payment of 20% or more to avoid mortgage insurance.

If you can use even three or four of the ideas from the above list you’ll likely save thousands of dollars on your next home.
